1. IntroductionThe
HRB has composed this survey to learn what the community’s interests
are for outdoor features and facilities that might be affiliated with
the development of Area 9. Additionally, questions have been included
that pertain to other aspects of U Hills living. These questions are
not intended to raise expectations, but rather to identify interest.
Please note that only one survey may be completed per household.
BACKGROUND: There is limited future U-Hills expansion and common
area development. Some improvements are already planned and are being
addressed by ICHA, such as restrooms at Gabrielino and Vista Bonita
playgrounds. Our existing facilities currently serve approximately 800
residences (660 homes and 140 apartments). 100 new apartments are under
construction at Gabrielino Dr and Russell Court. Area 9 (which may be
the final area of development in University Hills) is now being planned
for the general area bounded by the University House, California
Avenue, Bonita Canyon Drive and a future Gabrielino Drive extension.
Sub-areas 9.3 and 9.4 (offering approximately 88 single family homes)
will be developed within the next two years. The timing for development
of the Community Building site has not been determined yet. It is very
likely that new recreational amenities immediately serving the Area 9
homes will be located on the Community Building site (Area 9.1).
